RESIDENTIAL UNIT 1
Middleman Construction Company developed the land and infrastructure of the Residential portion of Singing Hills for delivery to residential home builder, which included plans to mitigate flooding concerns.
PROJECT DETAILS
- Development includes construction of the primary collector street, residential feeder roadways, and all utility services.
- Storm Drain, Utility, and Electrical Infrastructure to service 73 residential lots.
- Scopes inclusive of:
- SWPPP & Erosion Control
- Measures: Earthwork, Tree Preservation, Onsite Street Improvements, Water Quality Pond #3, Utilities, and Electrical & Communication
- Strict delivery schedule, inclusive of liquidated damages, to client in anticipation of site delivery to residential home builder for construction of pre-sold residential homes.

RETAIL 4
SINGING HILLS RETAIL 4
The Singing Hills Retail 4 building was the first of several developer retained tracts within the Singing Hills development to go vertical.
PROJECT DETAILS
This 12,666 sf retail building will set the architectural design guidelines for the balance of the retail tract sites. The anticipated completion for this project is in early January 2017.

STORM WATER DETENTION FACILITY
The detention dam facility mitigates the increased runoff from the 250+ acre Singing Hills mixed-use development.
PROJECT DETAILS
- ~10 acres of storage area for rainfall events
- The detention pond has a storage volume of 46 acre-feet. The discharge rate out of the pond for the 100 year storm event is 778 CFS
- Controlled discharge of stormwater to pre-existing natural creek
- The pond reduces the existing Q100 flowrate at the US 281 and SH 46 intersection by approximately 10%. The pond was designed to reduce the discharge rate by approximately 40% better than the regulated design requirement.
- Includes installation of new swing gates and reinforced fencing as well as a concrete spillway with baffle blocks and rock gabion mattresses for discharge control

WQP
WATER QUALITY POND
Three ponds total were built to house storm water after rain events and filter any excess materials to allow for clean water discharge from the site.

WWTP
WASTE WATER TREATMENT PLANT
A 240,000 gallon per day (gpd) waste water treatment plant was built on three acres within the development.
PROJECT DETAILS
- 240,000 gallons per day (gpd)
- Located on 3 acres
- Expandability: Planned regional expansion to 750K gpd
- Granted a 210 Reuse Authorization permit which allows the treated effluent to be re-used on site (i.e. re-irrigation)
- Transferable title to City of Bulverde/GBRA for operation and ownership
- Recycled Water System: The recycled water will be distributed to end users through a metered system that can generate revenues for the Owner/Operator.
- Collection System: both gravity and forced main engineered into waterwater collection system.
- Lift Station: pumps effluent to the WWTP from gravity mains

- Raised median from the west side of US 281 exit ramp to Old Boerne Road
